Guild Privileges.

I have been playing MMO's for a long time no, and there is that one detail that really makes me wonder: Why are there no guild privileges? If someone already had this toic, sorry but I have to get it down.

Guild Types: You can choose a guild type once you first make a guild, I can't think any up, but any suggestions in reply's would be great.
Guild City Stages: Once you get enough people in your guild, you can make a guild city. I thought that stages would be efficient. So, they are as follows; Guild Camp, Guild Village, Guild Town, Guild City. Each type costs a certain amount of money (I forget what it is called now) But it goes as follows; Camp: 10,000 Village: 60,000 Town: 110,000 City: 210,000.
Guild Buildings: For each stage of the city, there is buildings that you can build. First, there is Housing, which is already done. But some of the types could be; Cottage, House, Villa, Estate, and Fort.
For goods and services, there could be; Weaponsmith, Armorsmith, Clothing, General Goods, Inn and Tavern ect. To build them you need resources. You can go get them yourself, or you can take them out of the Guild Warehouse.
Guild NPC's: For the shops and guards, there is NPC's. You can hire them when you get enough money, and you have to give them a salary. If you do not, they will leave, and your city could be less likely to get more NPC's.
Guild Tax: For people who have came in and settled into your city, they will need to pay tax NPC's included.

 I am out of ideas, but I can edit this if someone thinks that the idea should change.
